Guest Hub (“Guest Hub,” “we,” “us,” or “our”) is operated as a sole proprietorship under the trade name Guest Hub. References to Guest Hub, “we,” “us,” or “our” refer to the sole proprietor operating the Guest Hub platform and services. 
This Privacy Policy explains how Guest Hub (“Guest Hub,” “we,” “us,” or “our”), collects, uses, discloses, retains, and protects personal information through guesthub.us and related guest-registration, communication, verification, payment-support, access, and short-term-rental services (the “Service”). It also explains your choices and privacy rights.

This Policy applies to guests, prospective guests, occupants, visitors, website users, and persons who communicate with Guest Hub. It does not replace a participating Host’s privacy notice or the policy of Airbnb, another booking platform, a payment processor, an identity-verification provider, or another third party.

1. Guest Hub, Hosts, and responsibility for data

Guest Hub may process information for its own platform, security, compliance, support, and business purposes. It also processes information on behalf of participating Hosts that use Guest Hub to manage a stay. A Host may independently decide why and how guest information is used for the rental relationship and may be a separate “controller,” “business,” or responsible party under privacy law. Host-specific questions may need to be directed to that Host; Guest Hub may forward a request or assist the Host in responding.

2. Information we collect

A. Identifiers and contact information

Name, email address, mobile or other telephone number, home or billing address, city, account or session identifiers, signatures or acknowledgments, and related contact details.

B. Reservation, stay, and household information

Property, Host, booking channel, confirmation number, dates, arrival and departure details, party size, occupants, guest preferences, vehicle or parking information, requests, incidents, house-rule acknowledgments, reviews, and communications concerning the stay.

C. Identity and verification information

Government-issued identification documents and data from them, date of birth or age confirmation, photographs or selfies, verification results, fraud or risk indicators, and records showing completion or failure of a verification. A specialized provider may collect the underlying document directly. If a feature uses facial geometry, biometric identifiers, or similar regulated information, we or the provider will give any additional notice and obtain consent required by applicable law.

D. Payment, billing, and deposit information

Billing address, payment method type, limited payment-card details, tokenized credentials, authorization and security-deposit status, amounts, transaction identifiers, charge or refund history, disputes, and fraud signals. Full card numbers and security codes are ordinarily collected by payment processors rather than stored by Guest Hub, depending on implementation.

E. Location information

City or approximate location, IP-derived location, and—if you grant device or browser permission—more precise device location used to auto-populate a city or support a disclosed workflow.

F. Device, network, cookie, and usage information

IP address, browser and device type, operating system, language, referring URL, pages and features used, timestamps, clicks, session or cookie identifiers, diagnostic logs, crash information, security events, and interaction with emails or messages.

G. Communications and messaging information

Emails, support requests, guest messages, attachments, call or communication metadata, SMS opt-in source, date, time, disclosure version, consent status, messages sent and received, delivery status, HELP and STOP requests, and complaint or support history.

H. Property-access and connected-device information

Door or lock codes, credential status, activation and expiration times, access attempt or event logs when made available, device identifiers, Wi-Fi or parking credentials, and related security or troubleshooting records.

I. Analytics, advertising, and inferences

Analytics events, attribution data, cookie or advertising identifiers, and inferences about device risk, likely city, service preferences, or engagement. We do not use SMS consent to build advertising audiences for unrelated third parties.

J. Other information you provide

Any information included in forms, files, feedback, surveys, incident reports, or communications, including information about another occupant that you are authorized to provide.

3. Sources of information

We collect information:

·        directly from you and other authorized guests or occupants;

·        from a participating Host, property manager, owner, or their personnel;

·        from Airbnb and other booking, travel, payment, or property-management platforms;

·        automatically from browsers, devices, cookies, logs, and permitted location signals;

·        from payment, identity-verification, fraud-prevention, messaging, smart-lock, hosting, analytics, mapping, and security providers; and

·        from public records, authorities, advisers, or other lawful sources when needed for safety, fraud prevention, claims, or compliance.

4. How we use information

We use personal information to:

·        provide, personalize, administer, and troubleshoot the Service and guest portal;

·        connect a guest, reservation, Host, property, and booking record;

·        verify identity, age, authorization, payment status, and eligibility;

·        support check-in, access, parking, Wi-Fi, stay, safety, checkout, and post-stay workflows;

·        send communications requested or authorized by you and maintain SMS consent and opt-out records;

·        process or support charges, authorization holds, releases, refunds, disputes, and accounting;

·        detect and prevent fraud, abuse, unauthorized parties, security incidents, and violations;

·        provide support, investigate complaints and incidents, enforce contracts, and establish or defend legal claims;

·        operate analytics, measure performance, debug, improve features, and develop the Service;

·        comply with law, valid legal process, tax or recordkeeping duties, and requests from authorities;

·        protect guests, Hosts, properties, Guest Hub, and the public; and

·        carry out a merger, financing, reorganization, sale, or other business transaction, subject to appropriate protections.

5. Legal bases for international visitors

Where a law requires a legal basis, we process information as necessary to perform a contract or take requested pre-contract steps; based on consent (which may be withdrawn prospectively); to comply with legal obligations; to protect vital interests; and for legitimate interests such as operating, securing, supporting, and improving the Service, preventing fraud, and protecting legal rights, balanced against the individual’s rights. A Host may rely on its own legal bases.

6. How we disclose information

We may disclose relevant personal information to:

·        the Host, property owner, property manager, and authorized personnel for the applicable reservation;

·        booking and property-management platforms used to create, synchronize, manage, or resolve the reservation;

·        service providers for hosting, cloud storage, database operations, cybersecurity, support, analytics, mapping, location, identity verification, fraud prevention, payment processing, accounting, messaging, telecommunications, email, and smart-lock or access services;

·        payment networks, banks, card issuers, and fraud or dispute participants;

·        professional advisers, auditors, insurers, financing sources, and legal representatives under duties of confidentiality;

·        law enforcement, courts, regulators, emergency responders, or other persons when we reasonably believe disclosure is required by law or necessary to protect rights, safety, property, or the integrity of the Service;

·        a buyer, investor, lender, successor, or transaction adviser in connection with due diligence, financing, reorganization, merger, asset sale, insolvency, or similar transaction; and

·        other persons at your direction or with your consent.

Service providers may use information only to perform contracted services or as otherwise permitted by law. Hosts and independent third parties may have their own rights and obligations and may process information under their own privacy notices.

7. Mobile information and SMS consent

Required mobile-data protection

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All categories of disclosure described in this Policy exclude text messaging originator opt-in data and consent; this information will not be sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes.

Guest Hub may provide a mobile number and messaging data to contracted messaging providers and telecommunications carriers solely as necessary to transmit, route, deliver, secure, and support Guest Hub Guest Alerts, and may disclose information when required by law. Those parties are not authorized by Guest Hub to use SMS opt-in data for their own marketing or promotional purposes. SMS consent is not transferable to unrelated businesses.

Guest Hub Guest Alerts are non-marketing messages concerning a reservation. Message frequency varies, up to 20 messages per month. Message and data rates may apply. Reply STOP to opt out or HELP for help. See the SMS Terms in the Terms of Service at https://guesthub.us/terms.

8. Cookies, analytics, and advertising technology

We and our providers may use essential cookies, local storage, pixels, software development kits, or similar tools to maintain sessions, remember preferences, prevent fraud, measure use, diagnose problems, and understand performance. If advertising or cross-site analytics tools are enabled, certain disclosures of identifiers and internet activity may be considered a “sale,” “sharing,” or targeted advertising under some state laws even when no money changes hands.

Where required, we will present a cookie choice or “Your Privacy Choices” control and honor applicable opt-out requests. Browser settings may block cookies but can impair features. We will process a legally recognized Global Privacy Control signal as an opt-out for the browser or device where required. Because standards for “Do Not Track” remain inconsistent, the Service may not respond to older DNT signals unless required by law.

9. Sale, sharing, and targeted advertising

Guest Hub does not knowingly sell personal information for money. If Guest Hub uses advertising or cross-context behavioral analytics that constitutes selling, sharing, or targeted advertising under applicable law, eligible users may opt out through the privacy-choice mechanism made available on the Service or by contacting needhelp@guesthub.us. Guest Hub does not knowingly sell or share the personal information of persons under 18 for targeted advertising. Mobile numbers and SMS opt-in data are excluded as stated in Section 7.

10. Sensitive personal information

Government identification, precise location, account credentials, payment data, and any regulated biometric information may be considered sensitive. We use sensitive information only for disclosed service, verification, fraud-prevention, safety, access, payment, legal, and security purposes, or with consent, and not to infer characteristics about you except as permitted by law. Where applicable, you may have a right to limit certain uses or withdraw consent.

11. Retention

We retain personal information only as long as reasonably necessary for the purposes described in this Policy, including the reservation and guest relationship, account or session administration, consent and opt-out records, payment and accounting obligations, security, fraud prevention, dispute resolution, legal claims, audits, and compliance. Retention depends on the data type, sensitivity, amount, risk, relationship, Host instructions, provider configuration, applicable limitations periods, and legal requirements. Information may be deleted, de-identified, or aggregated when no longer needed. Backups may persist for a limited period until overwritten. Hosts and independent providers set their own retention periods.

12. Security

We use administrative, technical, and physical safeguards designed to protect personal information, such as access controls, service-provider review, secure transmission where appropriate, logging, and incident response. No system, transmission, or storage method is completely secure. You are responsible for protecting your device, guest links, access codes, and communications and for notifying us of suspected compromise.

13. Your choices

·        SMS: Reply STOP to opt out. Reply HELP for help. SMS opt-out does not cancel a reservation.

·        Email: Use an unsubscribe mechanism where provided for optional emails. Transactional or legally required emails may continue.

·        Location: Change browser or device permissions and manually enter a city where supported.

·        Cookies: Use the Service’s cookie or privacy controls where available and your browser settings.

·        Profile information: Correct information through the Service, the Host, booking platform, or needhelp@guesthub.us.

·        Marketing: Guest Hub Guest Alerts do not include promotional texts. Any future promotional texting would require separate consent.

14. U.S. state privacy rights

Depending on your state, applicable law, and our relationship with the relevant Host, you may have rights to request access to or confirmation of processing; obtain a portable copy; correct inaccuracies; delete information; opt out of sale, sharing, targeted advertising, or certain profiling; limit use or disclosure of sensitive information; withdraw consent; and appeal a denied request. Some information may be exempt, and we may retain information needed for security, fraud prevention, legal duties, contracts, or claims.

Submit a request or appeal to needhelp@guesthub.us with the subject “Privacy Request” or “Privacy Appeal.” Describe the right requested, your state, and the email address or telephone number associated with the Service. We will verify identity using information reasonably related to the request and will not request more information than necessary. An authorized agent may submit a request where permitted, but we may require proof of authority and direct verification with you. We will not unlawfully discriminate against you for exercising privacy rights.

If the information is controlled by a Host, we may direct the request to the Host or assist it. If we deny an appeal, eligible residents may contact their state attorney general. California residents may also request information about categories of personal information collected, sources, purposes, categories of recipients, and specific pieces of information, subject to legal limitations. We do not offer financial incentives for personal information unless separately disclosed.

15. Children

The Service is intended for adults handling a short-term-rental stay and is not directed to children under 13. We do not knowingly collect personal information directly from a child under 13 without legally sufficient authorization. A booking guest or Host should not submit a child’s government identification or other sensitive information unless necessary, authorized, and permitted by law. Contact us to request review or deletion of information believed to have been collected improperly.

16. International access and transfers

Guest Hub is operated from the United States. If you access the Service from another country, information may be transferred to and processed in the United States and other locations where providers operate, which may have different data-protection laws. Where required, we or the applicable Host will use an approved transfer mechanism or other lawful safeguards.

17. Third-party sites and services

Links, embedded tools, and integrations may lead to services we do not control. This Policy does not govern an independent Host, booking platform, payment processor, identity provider, smart-lock provider, social network, or other third party acting for its own purposes. Review their notices before providing information.

18. Changes to this Policy

We may update this Policy to reflect changes in law, technology, vendors, features, or practices. We will post the updated version with a new effective date and provide additional notice or obtain consent when required. Material changes apply prospectively unless law permits otherwise.
